Commercial &
HOA Services

Protect your investment. Reduce your liability. Serve your community.

Commercial properties and homeowners associations face wildfire risk at a scale that goes beyond what a single property owner manages. We work with HOA boards, property management companies, lodges, and municipalities across South Fork, Creede, Pagosa Springs, and Del Norte — delivering coordinated forest services on the timeline and documentation standard commercial clients need.

We are based in South Fork, not dispatched from four hours away. When you schedule work, we show up. Every engagement comes with written treatment records, before-and-after documentation, and a certificate of insurance available on request for your files.

Who We Serve

Homeowners Associations

Common area assessment, community-scale defensible space, and Firewise USA implementation support — including annual investment documentation for your designation renewal. We develop phased treatment plans scoped to annual HOA budgets so work gets done in manageable increments rather than deferred indefinitely. We provide the documentation your board needs for insurance purposes and Firewise annual reporting.

Property Management Companies

Multi-property firewood contracts, emergency hazard tree removal, and scheduled annual maintenance. One point of contact for your entire portfolio. We coordinate deliveries to your operational calendar, provide professional invoicing, and maintain written records of all treatments the documentation your clients expect and your liability exposure requires.

Lodges and Hospitality Properties

Reliable firewood supply for guest rooms, common areas, and fire pits — delivered (dumped) on your schedule, with hand-stacking available at $100/cord, coordinated around Wolf Creek ski season and peak occupancy windows. We also handle hazard tree removal near guest structures and defensible space creation, with before/after documentation suitable for your insurance carrier and ownership group.

Municipalities and Fire Districts

CWPP implementation support, fuel break creation, and community wildfire defense work aligned with Rio Grande County and Archuleta County CWPP priorities. We are familiar with the documentation requirements for Firewise USA community certification and can support both implementation and the annual investment reporting your designation requires.

Community-Wide Forest Health Assessments

Before committing to a mitigation budget, your board or ownership group deserves a clear picture of what the property actually needs — and what it doesn’t.

Our Forest Health Assessment gives you exactly that. For commercial properties and HOAs, we conduct a comprehensive on-site evaluation that covers:

  • Beetle infestation status: Spruce beetle, Douglas-fir beetle, and mountain pine beetle activity — severity, spread trajectory, and priority removal areas
  • Wildfire risk factors: Fuel loads, ladder fuels, defensible space gaps, access and terrain considerations
  • Hazard tree identification: Which trees represent immediate risk to structures, utilities, or guests
  • Prioritized treatment plan: What needs attention now vs. what can be phased over 2–3 years
  • Budget-ready recommendations: Honest cost estimates that help you plan, not oversell

Assessments for larger commercial and HOA properties are custom-quoted based on acreage. The assessment fee is credited toward any mitigation project you move forward with within 90 days.

This gives your board or management team the documentation they need to make informed decisions — and the paper trail that matters when talking to insurers.

Wildfire Mitigation & Defensible Space

HOA common areas and commercial properties face the same wildfire risk as individual homes — often with greater exposure, more acreage to manage, and higher liability if something goes wrong.

We create defensible space in HOA greenbelts, open spaces, and buffer zones using the same zone-based approach required by Colorado State Forest Service guidelines:

Zone 1 (0–30 ft from structures): Strategic thinning to remove ladder fuels, reduce crown density, and eliminate dead and dying beetle-kill trees.

Zone 2 (30–100 ft from structures): Fuel load reduction across open space — spaced thinning that slows fire progression and creates room for firefighters to work.

What’s included:

  • Written treatment plan with prioritized recommendations
  • Professional thinning using proper felling and limbing techniques
  • Complete debris removal — no slash piles left on property
  • Before/after documentation for your records and insurance
  • Alignment with CWPP, Firewise USA, and CSFS standards

Commercial and HOA mitigation is priced by acreage, terrain, and current fuel load. We provide phased treatment plans that fit multi-year budgets — you don’t have to do everything at once.

Frequently Asked Questions

How does a forest health assessment work for a larger commercial property or HOA?

For commercial and HOA properties, the assessment covers the full parcel — not just the area immediately around structures. We walk the property, identify beetle infestation status and spread trajectory, map fuel load and ladder fuel conditions, flag hazard trees near structures and utilities, and deliver a written summary within 48 hours. For HOA boards, that written report is structured to support board presentation and budget planning. The assessment fee is credited toward any mitigation project booked within 90 days.

How is wildfire mitigation priced for HOA common areas or commercial properties?

We price by acreage, current fuel load, terrain, and site access. After an initial site visit, we provide a written proposal with phased options if the full scope needs to be spread across multiple budget cycles — common for HOA boards working within annual maintenance budgets. Typical thinning work runs $800–$1,500 per acre for moderate-density stands. Trees removed during treatment can be processed into firewood, which offsets project cost for properties that can use or sell it.

Can you handle multiple properties under one contract?

Yes. Property management companies and HOA boards with multiple parcels or common area segments can structure a single annual agreement covering firewood delivery, scheduled maintenance, and hazard tree work across all properties. We provide consolidated invoicing and maintain separate written records for each property or parcel — the documentation your clients and their insurance carriers expect.

What does commercial firewood delivery pricing look like?

Commercial firewood is priced per cord as a drop-only (dumped) delivery, with volume discounts for annual contracts. Standard residential drop-only pricing runs $295 to $355 per cord depending on delivery zone. Annual commercial contracts of 20 or more cords start at $265 per cord (drop-only) for the largest commitments, with delivery included and coordinated to your operational calendar. Hand-stacking is available on any delivery for a flat $100 per cord. Contract customers receive priority scheduling through peak demand and a single point of contact for the season. Contact us with your annual volume and delivery zones for a written quote.

Do you provide documentation for HOA insurance or Firewise purposes?

Yes. All commercial work includes written treatment records, before/after photography, and professional invoicing. This documentation is suitable for HOA insurance carrier submissions, Firewise USA annual investment reporting, and CWPP compliance documentation. We carry $2M general liability and $1M umbrella — certificate of insurance is available on request and can be issued to your HOA, management company, or municipality as the certificate holder.

How does Firewise USA certification support work?

Firewise USA is a national program recognizing communities that take proactive steps to reduce wildfire risk. Certification requires a community risk assessment, an action plan, and annual documentation of mitigation investments. We can support HOAs and municipalities at any stage of the process: initial assessment, treatment plan development, field implementation, and the investment documentation your Firewise coordinator submits annually. See our guide to forest programs for more on CWPP and Firewise priorities in this

Can you help our HOA qualify for Firewise USA designation?

Yes. Firewise recognition requires a community risk assessment, a written action plan, and documented annual investment in mitigation. We conduct the assessment, help develop the action plan, and provide the treatment records needed for annual investment reporting and designation renewal. Many HOAs find that Firewise designation also opens a direct conversation with their insurer about coverage terms and premium treatment.
